Joynes House Developments Ltd Join Fire Aware

An SPV developing an office to residential conversion in Gravesend. New internal construction and high specification fit out of two and three bedroom flats for rent. Construction commences Summer 2022 with an end 2023 completion. The SPV has taken fire strategy advice from a consultant in Fire Aware membership to ensure the planning consent for the additional storeys to be erected on the building takes the strategy into account at an early stage ensuring no surprises later on once consent is given and working design is created.

“This development will be safer than those we have carried out previously as we have taken as much advice as possible on the outturn fire strategy of the proposal prior to submitting to planning. In doing this we have added a second staircase to the application, which would have seriously impacted the project budget had we not known in advance of the consent being granted, pressurising our ability to achieve over and above levels of compliance”

Ash Fire Management & Ventilation Systems Ltd Join Fire Aware

This Hertfordshire based facade specialist offers smoke control compliance, including survey, design, manufacture and installation of passive fire safety and smoke control solutions. They uniquely provide their Cavi-Teck cavity solution which protects against rapid smoke migration and fire spread within the facades of any building envelope. By isolation at compartment, the system offers heat deflection insulation product protection (ACM EPS HPL) and cavity sealing, whilst still allowing moisture trays to operate.

This business will assist in one of the organisations primary goals in helping leaseholders out from underneath the burden of the cladding crisis, by providing a deliverable solution that will be funded by Fire Aware membership revenue.

3B Fire Consultancy Join Fire Aware

ODQS Join Fire Aware

ODQS are the 1st cost consultancy to join Fire Aware. This London based firm have committed to the Cost Consultants Charter which sees them focusing on fire safety from a cost perspective when advising their clients. As part of this costs can be committed to fire safety and ringfenced within the contract sum analysis so that the funds do not get re routed to support other less important parts of the project. This is a huge step forward in creating a cultural change in the development process as it prevents underfunding creating a race to the bottom.

Building Safety First

Fire Aware have been asked to present at the upcoming Building Safety First Conference in London, on the 24th March, which focuses on the cultural change needed in the way safety is dealt with in the UK. Gavin Skelly FCIOB, will be presenting as part of the Leaders of Change section of the event, which focuses on how we will rebuild public trust in the sectors responsible for delivering and managing the built environment. Fire Aware have been asked to attend by the Building Safer Futures Organisation who see the benefits of the fire aware organisation aligning with their movement towards a safer future.

Intelliclad Join Fire Aware

Midlands based firm Intelliclad have signed up to membership of Fire Aware using the Specialist Contractors Charter! This super progressive company has developed a cladding alarm system that can be used to monitor and alert residents in the case of a fire on the outside face of the building. Due to its effectiveness, the installation removes the need for Waking Watch schemes in buildings considered at risk due to uncompliant cladding. Removing the waking watch means the residents of the building are not faced with having to pay for the service, releasing them from the financial burden. This is a huge step forward in helping residents out of the cladding crisis at no cost to the taxpayer. We are super proud to welcome Intelliclad into membership of Fire Aware.

Companies like Intelliclad will make such a positive change to the current fire safety landscape in the UK. Ryan and team should be extremely proud of their achievements so far, with more to come no doubt.

Compliance 100 join Fire Aware!

We are super proud to welcome Compliance 100 into membership of Fire Aware! This compliance business based in Stourbridge is not directly related to the delivery of fire safety, but is still a business that understands the correct moral position in improving industry wide standards and how important it is to at all times consider end user safety!

RICS maintain EWS1 is still required on some buildings below 18m despite Government calls for it to be scrapped.

The merry go round that is the driving force in the current cladding crisis, continues to spin as the RICS, creators of the External Wall Survey Form known as EWS1, confirm that this will still be a requirement of lending in some buildings that are under the 18m limit the survey was originally designed for.

The government has stated repeatedly in the HOC that the condition will be removed, allowing lenders to fund mortgages on buildings of this type, raising the hopes of the leaseholders caught up in the issue. However in response, the mortgage providers maintain its requirement is sensible guidance and the EWS1 system remains the only means to maintain property lending at this time.

This issue will continue to fuel the socioeconomic disaster that is growing in scale as more and more leaseholders are faced with potential bankruptcy due to their properties being rendered worthless.
